  • There were 27 home sales that closed in December                                                    
  • The average list price was $110,225
  • The highest list price was $189,999 & the lowest was $54,900
  • The average sale price of those 27 transactions was $102,640
  • The average total days on the market was 254
  • 23 homes went under contract and are marked pending for the month of December.

 Of those 27 closed transactions, 14 were bank owned, 0 were waterfront & 1 was new construction. Yes, although rare, you can still find a few new construction homes in the Shores. If you're interested, give me a call and I'd be happy to assist you.

  • There were 3 condo sales that closed in December.
  • The average list price was $190,667
  • The highest list price was $425,000 & the lowest was $35,000
  • The average sale price of those 3 transactions was $171,546
  • The average total days on the market was 324
  • 6 condos went under contract and are marked pending for the month of December.

Mike, this is good news.  27 homes sold for a supposedly "slow" month is very good indeed!  I showed some St. Clair Shores homes this weekend.  Perhaps I'll have a sale for you to add to Januarys totals.

Mike - This is my goal to offer the consumers a market report in my area...a lot of work goes into these and with way over 55k homes on the market, I have my work cut out for me...however I love seeing these kind of reports out there...Great job. Mike S. - yes almost half were bank owned and all but 1 of the bank owned sales were under $100k driving down the average sale price for the month.
