ST. CLAIR SHORES MARKET REPORT FOR December 2007 - HOMES 
- There were 27 home sales that closed in December
- The average list price was $110,225
- The highest list price was $189,999 & the lowest was $54,900
- The average sale price of those 27 transactions was $102,640
- The average total days on the market was 254
- 23 homes went under contract and are marked pending for the month of December.
Of those 27 closed transactions, 14 were bank owned, 0 were waterfront & 1 was new construction. Yes, although rare, you can still find a few new construction homes in the Shores. If you're interested, give me a call and I'd be happy to assist you.

- There were 3 condo sales that closed in December.
- The average list price was $190,667
- The highest list price was $425,000 & the lowest was $35,000
- The average sale price of those 3 transactions was $171,546
- The average total days on the market was 324
- 6 condos went under contract and are marked pending for the month of December.

This current buyers market makes it a great time to purchase a home or condo in the Shores. As of 12/1 there are currently 591 homes for sale ranging in price from as low as $34,000 investor specials to waterfront homes over 1 million. There are many homes to choose from, no matter what your price range, now is the time to take advantage of this market, prices will not remain this low forever.
